Which commercial property survey do you need?
Pre-acquisition or pre-lease technical due diligence
For a buyer or prospective tenant, this assesses the property’s condition, repair needs and foreseeable technical liabilities before commitment. The surveyor’s scope should reflect the building, proposed use, lease terms and available documents.
Schedule of condition
A written and photographic record of condition at a particular date. When properly incorporated into a lease, it may help define or limit a tenant’s repairing obligations; the lease wording remains decisive and legal advice should be obtained.
Dilapidations advice
For landlords, a Schedule of Dilapidations may list alleged breaches relating to repair, reinstatement, decoration or statutory compliance. Tenants can obtain advice and prepare a response. Liability depends on the lease, the property and applicable law.
Planned maintenance and repair schedules
These identify anticipated maintenance and repair requirements over an agreed period. Budget costs can be included where commissioned and should be treated as estimates rather than contractor quotations.
