A party wall is a wall that sits on the land of more than one owner (to a greater extent than just foundations) and also encloses accommodation on either one, or both sides of the wall.

A Party wall Award is a legal document, which sets out the timing and manner of proposed party wall works, at a given property. They are required when an Adjoining Owner ‘dissents’ to the Notice(s) that they have been served, and at which point party wall Surveyors become involved in the dispute resolution process. Sometimes, a sole ‘Agreed’ Surveyor acts for both Owners and compiles the Award.
It is either a consent in writing from the Adjoining Owner, or a party wall Award.
