Chartered Surveyors in Richmond

Richmond homes reward close inspection. A Georgian terrace near the Green, a converted Victorian flat and a riverside apartment present very different questions for a buyer. Harding Chartered Surveyors helps Richmond clients choose the right survey, understand significant defects and decide what to investigate before they commit.

Our advice covers RICS Level 2 and Level 3 home surveys, purpose-specific property valuations and Party Wall matters. Tell us the property address, age, type and your main concerns; we will explain the appropriate scope before you instruct us.

Which Richmond home survey is right for you?

RICS Level 2 Home Survey

A Level 2 survey is generally suited to a conventional house or flat that appears to be in reasonable condition. It uses condition ratings to flag defects, risks and matters needing further investigation. It is not a promise that hidden parts of the building are sound. If you also need an opinion of market value, ask specifically whether a Level 2 service with valuation is appropriate.

RICS Level 3 Home Survey

Level 3 offers a more detailed inspection and fuller explanation of defects and repair options. Consider it for an older or unusually constructed property, a building altered or extended substantially, one in poor condition, or a home where significant works are planned. Access still matters: no visual survey can reveal every concealed defect.

These are starting points, not a substitute for reviewing the actual property. RICS sets out the differences between survey levels; Harding can discuss the choice in the context of your purchase.

“A useful survey does more than list defects. It helps the buyer understand which findings matter for this property and what to check before they commit.”

Richmond details worth investigating

Richmond is not one uniform housing market. Around Richmond Green, the conservation-area appraisal describes late-seventeenth- and early-eighteenth-century terraces as well as later Victorian buildings. Central Richmond has other Georgian townhouses and Victorian fabric. The age and history of a property can affect what a surveyor looks for: roof coverings and chimneys, suspended floors, historic alterations, damp pathways, drainage and the junctions between original fabric and extensions.

That does not mean every period home is defective. It means the inspection should be tailored to the building. A converted flat raises a different set of questions about common roofs, external walls, access, lease responsibilities and whether defects extend beyond the demise of the individual flat.

Local check: conservation status

The London Borough of Richmond upon Thames has 85 conservation areas, according to Richmond Council. If you plan to replace windows, alter an extension or undertake other external work, check the specific address and any Article 4 Direction with the council. Conservation-area status is not, by itself, evidence of a defect.

A survey is primarily about condition. Planning records, building-control documents, title papers and lease terms may need separate review by your solicitor and the relevant authority. We flag issues that warrant those checks rather than treating the survey as legal due diligence.

A practical Richmond property checklist

Roof and rainwaterLook for slipped coverings, ageing flashings, blocked gutters and staining below parapets or chimney stacks.
Alterations and extensionsConsider where new work joins old fabric, and ask for approvals and guarantees where relevant.
Flats and shared partsClarify access to roofs, external walls, drainage and any common-area maintenance obligations.
Riverside and surface waterCheck the precise address on the government’s long-term flood-risk service; location alone cannot establish a property’s risk.

Richmond Riverside’s council appraisal notes the floodplain setting and vulnerability of lower towpaths. This is a reason for an address-specific check, not a claim that every nearby home floods. A surveyor may also recommend specialist investigation where signs of movement, damp or drainage problems cannot be resolved by a visual inspection.

Surveyor’s note

The useful question is not simply “Is there a crack?” but where it is, whether related distortion or past repairs are evident, and whether its significance can be judged without opening up the structure. The report should separate observed facts from recommendations for further investigation.

Valuations and Party Wall Matters

Property valuations

A mortgage lender’s valuation is not a buyer’s condition survey. Harding also undertakes formal valuations for defined purposes, such as probate, tax, shared ownership or other transactions where the basis and valuation date matter. Tell us why you need the report so the correct service and intended users can be confirmed. Our valuation guidance is reviewed by Jessica Toogood MRICS, RICS Registered Valuer.

Party Wall advice

Many Richmond homes share walls or sit close to neighbouring buildings. The Party Wall etc. Act 1996 may apply to certain work to a shared wall, construction at the boundary, or excavations near an adjoining structure. The requirements depend on the proposed work and distances involved. Seek advice before starting, especially if notices or a Schedule of Condition may be needed. Harding’s Party Wall guidance is reviewed by Jeremy Goldney. For local guidance on notices and the Party Wall process, see our Richmond Party Wall surveyor page.

What happens after you enquire?

Send the property address, asking price if relevant, estate-agent details, approximate age and any concerns you already have. We can discuss access, the appropriate survey level and the proposed fee. Where a valuation is needed, we establish its purpose and basis separately.

After inspection, the written report explains observed condition, significant risks and where further checks are recommended. You can use it to prioritise questions for the seller, solicitor or specialist contractor before exchange. A survey does not replace legal searches, planning checks or specialist tests.
