A property valuation is an opinion of value for an identified property interest at a stated date. The purpose matters: a report for an equity-loan repayment may have different instructions from one for tax, an estate or a commercial property.
Start with the reason you need the report. Harding provides valuation advice across London and the South East, with the scope, assumptions and fee agreed before instruction.
What do you need the valuation for?
A property decision
For an independent opinion of market value, start with our market valuation service.
Tax or an estate
See probate, Capital Gains Tax and ATED valuations. Historic dates need a clearly defined brief.
An equity loan or housing scheme
Explore Help to Buy, shared ownership, staircasing and Right to Buy.
A specialist instruction
We also advise on matrimonial matters, commercial property and charity property disposals.
Agree the purpose, basis and date
Tell us what decision the valuation will support, who will rely on it and the date at which value is required. The inspection date, valuation date and report date can be different.
A valuation for today should not automatically be reused for a historic tax event or another organisation’s process. Share the recipient’s requirements before booking. We can then identify the appropriate basis of value, property interest, assumptions and reporting scope.
Our RICS valuation guide explains these terms. For earlier dates, see retrospective valuations.
From your enquiry to the report
- Explain the instruction. Send the address, purpose, required date and recipient’s instructions.
- Agree the scope. Confirm the property interest, information, access, fee and any limitations.
- Provide the evidence. Supply relevant title, lease, tenancy, floor-area or historic documents.
- Receive the report. The valuer explains the conclusion within the agreed scope and restrictions on use.
The work required depends on the property and purpose. Inspection arrangements, document availability and specialist issues affect the programme; a single turnaround should not be assumed for every instruction.
Compare the fee with the service you need
Our published starting fee is £600 including VAT (£500 + VAT) for a single residential unit within the M25 in the lowest applicable property-value band. Your quotation confirms the purpose, scope and fee before instruction. More complex properties, multiple units, additional research and locations outside this area are quoted individually.
| Valuation service | Starting fee |
|---|---|
| Standard residential valuation | £600 including VAT (£500 + VAT) |
| Matrimonial valuation | £720 including VAT (£600 + VAT) |
| Lease extension valuation | £780 including VAT (£650 + VAT) |
| Collective enfranchisement valuation (two-flat block) | £1,200 including VAT (£1,000 + VAT) |
The residential, matrimonial and lease-extension starting fees apply to a single residential unit within the M25 in the lowest applicable property-value band. The collective-enfranchisement starting fee applies to a two-flat block within the M25; it is not a price for every freehold interest. Other bands, larger blocks, negotiation and more complex instructions require a quotation. These are professional fees, separate from any premium, purchase price, legal fees or other transaction costs.
The quotation should explain its assumptions, VAT treatment, included work and any additional services. Commercial, complex and multiple-property instructions need their own scope.
See valuation costs for a practical comparison.
See the format and prepare your enquiry
Our residential valuation report example helps you see the format before enquiring. A sample illustrates one instruction; your own report must reflect your property, purpose and recipient’s requirements.
Have the address, ownership details, relevant documents and any deadline ready. Tell us about unusual construction, restricted access, tenancies or several properties at the start.
The Red Book guide explains the professional standards. The current standards are published by RICS.
What our clients say
Property valuations in London & the South East FAQs
Which valuation should I choose?
Start with the purpose, required valuation date and the organisation or person receiving the report. Their instructions help establish the appropriate scope; the name “property valuation” alone may not be enough.
Is a valuation the same as a building survey?
No. A valuation gives an opinion of value within an agreed brief. A building survey investigates condition and defects. If you need both, explain that when requesting a quotation.
Can a report be used for more than one purpose?
Do not assume so. The intended use, users, property interest, date and restrictions form part of the instruction. Ask the valuer and intended recipient before reusing an existing report.
Can you value property at an earlier date?
A retrospective valuation may be possible, depending on the purpose and available evidence. Explain the required date, the reason for it and any changes to the property since then.
Do you provide commercial valuations?
Harding provides commercial valuation advice. The property, tenure, occupation, purpose and reporting requirements need to be established before the scope and fee are confirmed.
What should I send with my enquiry?
Send the address, purpose, valuation date, recipient’s requirements and any relevant title, lease, tenancy or historic information. Include a deadline if one applies.
Discuss your valuation requirements
Tell us the property address, the purpose of the valuation, the required valuation date and who will use the report. Include any instructions from your solicitor, accountant, lender or scheme administrator so we can confirm the appropriate service and fee.
