Surveying Islington’s period houses, conversions and flats

Islington’s built environment is dense, varied and often historic. Georgian and Victorian terraces sit alongside later mansion blocks, converted houses, purpose-built estates and contemporary apartment developments. Neighbourhoods such as Canonbury, Barnsbury, Angel, Highbury, De Beauvoir Town and Clerkenwell each have distinct building forms, while Islington Council protects many conservation areas across the borough.

The age and appearance of a building are only the starting point. A period terrace may have solid walls, a traditional timber roof and suspended floors, but it may also have been subdivided, extended, re-roofed or altered several times. A converted flat can be affected by defects elsewhere in the building, even when the interior appears freshly refurbished. Modern apartments bring different questions about façades, balconies, ventilation, glazing and the division between the leaseholder’s property and common parts.

Which RICS survey should an Islington buyer choose?

A mortgage valuation is not a building survey. It is primarily prepared so the lender can assess its security, and it may not give the purchaser the defect analysis needed to make an informed decision.

Level 2 Home Survey

The RICS Level 2 Home Survey is aimed at relatively straightforward homes built in familiar materials and showing no obvious signs of extensive disrepair. Colour-coded ratings draw attention to important defects, legal enquiries and items that call for specialist input.

Level 3 Building Survey

The RICS Level 3 Building Survey is more detailed and includes fuller discussion of defects and repairs. It is often better suited to a Georgian or Victorian house, an extensively altered or converted building, a property in poor condition, an unusual construction, or a purchase where major refurbishment is being considered.

Matters that can be important in an Islington survey

An inspection is specific to the property, but local buildings can call for careful consideration of:

  • roof coverings, parapets, chimney stacks, flashings, concealed gutters and rainwater disposal;
  • damp, condensation and ventilation in solid-wall houses, basements and converted flats;
  • cracking, unevenness or distortion and whether the pattern warrants further investigation;
  • timber floors and roof structures where accessible, including evidence of moisture-related decay;
  • historic or recent alterations, such as removed chimney breasts, roof additions, rear extensions and structural openings;
  • external render, brickwork, pointing, sash windows and other weathered components;
  • visible fire-separation or escape concerns in conversions, while recognising that a home survey is not a fire-risk assessment;
  • the condition of accessible common areas and external elements serving a leasehold flat.

The report also directs legal enquiries. Planning and building-control records, listed-building or conservation-area consents, guarantees, lease obligations and planned major works are documentary matters for the purchaser’s solicitor, informed by what the surveyor sees.

Leasehold flats: condition and responsibility are different questions

Many Islington purchases are flats. A defect may be visible inside the accommodation but originate in a roof, external wall, terrace or service controlled by the freeholder. Conversely, the leaseholder may be responsible for some windows, finishes or installations. The survey identifies accessible evidence and likely implications; the lease and management information establish legal and financial responsibility.

Before exchange, your solicitor should investigate the lease, service-charge accounts, reserve fund, building insurance, planned works, alterations and any relevant notices. If the property is a conversion, it can also be useful to understand when and how the subdivision took place and whether the necessary approvals are documented.

Formal valuations by RICS Registered Valuers

A valuation is commissioned for a specific purpose, date and user. In Islington that may be an assessment for a lease extension, an estate or tax return, matrimonial proceedings or a transaction involving shared ownership, Help to Buy or Right to Buy. In flats, the Act can also apply to party structures such as floors or ceilings separating units.

Is a Level 3 survey worthwhile for a converted period flat?

It can be, especially where the building is old, extensively altered or visibly defective. The scope still depends on access and the leasehold arrangement. We will consider the property particulars and your concerns before recommending the survey level.

Does the survey check whether alterations had consent?

The surveyor can identify visible signs of alteration and advise which approvals or documents should be requested. Your solicitor confirms planning permission, listed-building or conservation-area consent, building-control records, freeholder consent and warranties.

Can you inspect the roof of a top-floor flat?

The answer depends on safe access, visibility, ownership and the agreed survey scope. Tell us about any loft hatch, roof terrace or known leak before booking. If the roof is the only concern, a focused roof inspection may be more suitable.

What should I do with a party wall notice from my neighbour?

Do not ignore it. Send us the notice, plans and date received. A party wall surveyor can explain the options and relevant response period; the correct course depends on the proposed work and your circumstances.

Is a schedule of condition the same as a home survey?

No. A schedule of condition records the state of a property at a particular time, often before neighbouring construction or at the start of a lease. It does not provide the same purchase advice as an RICS Home Survey.
