RICS Level 2 Home Survey

A RICS Level 2 Home Survey can suit a conventionally constructed house or flat that appears to be in reasonable condition. It uses RICS condition ratings and identifies significant visible defects, matters for legal advisers and areas needing further investigation. It may suit a conventional residential flat that appears to be in reasonable condition, provided the agreed scope and availability of accessible common parts are understood before inspection.

Discuss whether the survey-only or survey-and-valuation version is required. A mortgage valuation is commissioned for the lender and does not replace an independent condition survey for the buyer.

RICS Level 3 Building Survey

A RICS Level 3 Building Survey gives more detailed analysis of construction, defect causes and repair implications. It is often the better choice for an older, altered, larger or visibly defective property, or where substantial refurbishment is being considered. It is often the stronger choice for older, altered, unusual or visibly defective residential property and for buyers planning refurbishment. For commercial or mixed-use property, a different specialist scope may be more appropriate.

If you intend to alter the property, share those plans at the outset. Structural calculations, invasive investigations and design advice are separate services and should not be implied by the Home Survey fee.
