Tooting Office Reviews

I contacted Handing Chartered Surveyors to undertake a Level 2 RICS survey for a help to buy redemption in Southall, following issues with the paperwork produced by a large online competitor, resulting in the original valuation document being rejected. On contacting Harding I set out my needs along with the issues faced previously, and Harding were very quick to respond, as well as to confirm they were happy to be flexible if there were issues with the process after the valuation report was produced. Jessica from the team visited and undertook the survey following a discussion about my specific situation and needs, as well as discussing the process and next steps. She was kind, courteous and communicative throughout, calling to discuss the valuation prior to it being finalised and issued. Help to Buy subsequently accepted the valuation with no issues at all, a success! While it is sometimes cheaper and quicker to go with a large provider, it is also very difficult to discuss case specifics, and to address any challenges. I am personally very grateful for the service I received, a strong reminder to go local to get what you need, and I will very happily employ Harding again for any future survey needs.

Alaa came when Hardings said he would, looked at everything, explained as he was going along, explained what he thought the issues were as he surveyed, took time to talk to our neighbour who is also affected by the subsidence, sent report when promised and then has been very available to explain what might happen next and why. Great service.

Property advice for Tooting and Mitcham

Local surveying knowledge for Tooting and Mitcham

The local housing stock is varied. Around Tooting Broadway, Tooting Bec and Furzedown there are many Victorian and Edwardian terraces, often altered through loft conversions, rear extensions or subdivision into flats. Mitcham and surrounding parts of Merton also contain inter-war houses, purpose-built flats, post-war estates and newer developments. Each property type presents a different set of questions for a purchaser or owner.

Period houses can require close attention to roofs, chimney stacks, external walls, suspended timber floors, dampness, drainage and past structural alterations. Converted flats need an understanding of the wider building as well as the individual demise, while newer properties may benefit from a detailed snagging inspection. A survey should reflect the age, construction and condition of the particular property rather than rely on a generic checklist.

Coverage includes Tooting, Mitcham, Colliers Wood, Streatham, Balham, Wimbledon, Morden, Norbury and nearby South London areas. For another postcode, ask us to confirm availability.

Residential surveys

RICS Level 2 Home Survey

For a straightforward Tooting or Mitcham home of familiar construction, an RICS Level 2 Home Survey may provide the right degree of detail. Condition ratings show where attention is required and help the buyer identify significant visible defects before exchange. Where appropriate, a market valuation can also be requested.

RICS Level 3 Building Survey

Where a Tooting or Mitcham home is old, extended, altered or visibly defective, the greater depth of a Level 3 Building Survey is usually worthwhile. It also suits a purchase followed by renovation. The report describes the form of construction, interprets important defects and sets out their implications and likely next steps.

Specific defect and structural investigations

Where the concern is limited to a particular issue—such as cracking, dampness, roof movement or a suspected construction defect—a focused inspection may be more appropriate than a full purchase survey. We can advise whether you need a structural survey, a roof inspection or a specific defect report.

Roof and snagging surveys

Our roof surveys help owners and purchasers understand the condition of roof coverings, flashings, rainwater goods and visible supporting elements. For a newly built home, a snagging inspection records defects and incomplete work so that they can be raised with the developer.

For advice on property types and survey choices in nearby Wimbledon, see our Wimbledon surveyors guide.

RICS valuations in South London

Our South London valuation work covers defined personal, legal and housing decisions. Examples include increasing a shared-ownership stake, redeeming Help to Buy, a Right to Buy application, divorce proceedings, estate administration, inheritance tax and capital gains tax. We also accept selected market-valuation and reinstatement-cost instructions where the property and purpose meet our criteria.

A professional valuation is not the same as an estate-agent appraisal. It is prepared for a defined purpose, using relevant evidence and the appropriate RICS standards. Visit our RICS valuation service to review the available valuation types or request a tailored quotation.

Party wall advice for extensions and alterations

Loft conversions, rear and side extensions, chimney-breast removals, new walls near a boundary and excavations close to neighbouring foundations can fall within the Party Wall etc. Act 1996. Obtaining advice early can prevent an invalid notice or avoidable delay later in the project.

If you are carrying out the work, we can help identify affected neighbours, examine the drawings and administer the notice and Award procedure. If you are the neighbour, we can review the proposals, record the visible condition of your property and seek appropriate protections through the Award. Read our overview of party wall surveying services, our South West London party wall guide, or the guidance for party wall projects in Wimbledon.

We can also assist with boundary matters and schedules of condition where a clear record of a property's current state is required.

Commercial and landlord services

Our work is not limited to home purchases. We undertake commercial building surveys, schedules of condition, dilapidations advice and selected commercial valuations. The scope is agreed around the property, lease and client's intended use so that the report concentrates on the issues that matter.

What happens after you contact us?

  1. Start with the property and decision. Give us the address, building type and reason for the inspection or valuation.
  2. Receive a clear quotation. The proposed scope and fee will be explained before you instruct us.
  3. We arrange access. For purchase surveys, we can liaise with the selling agent or occupier.
  4. A suitably qualified surveyor inspects the property. The inspection follows the agreed service scope.
  5. Receive your report and ask questions. We aim to present material findings clearly and remain available to explain points arising from the report.

Frequently asked questions

Is the office in Tooting or Mitcham?

Our office is in Mitcham and supports instructions across Mitcham, Tooting and neighbouring South London districts. Meetings are by prior arrangement; please contact us before visiting.

Which survey should I choose for a Victorian terrace?

Condition and alterations matter as much as age. A Level 3 Building Survey is usually the stronger choice for a substantially altered, extended or poorly maintained period property. A Level 2 survey may be sufficient for a conventional property in reasonable condition. We will help you choose without automatically recommending the most expensive option.

Can you inspect a flat conversion?

Yes. The surveyor will consider the flat and visible parts of the wider building within the limits of the agreed inspection. Lease documents and management information are legal matters for your conveyancer, but they may affect the questions you ask about maintenance and shared responsibilities.

Do I need a survey if my lender has arranged a valuation?

Yes, if you want advice on condition. A mortgage valuation is primarily for the lender and is not a detailed building survey for the purchaser.

Can you act for either party in a party wall matter?

Yes. Subject to conflicts and the circumstances of the appointment, we can act for a building owner, an adjoining owner or as the agreed surveyor for both owners.
