Choosing the right RICS survey

Level 2 is designed for conventional property in reasonable condition. Level 3 is preferable for historic, altered, unusual, large or visibly defective buildings and for planned refurbishment. A converted coastal terrace, listed cottage or mixed-age rural home will commonly justify Level 3. A modern apartment may suit Level 2, but the wider block records remain essential in either case.

RICS Level 2

A concise inspection for conventional houses and flats that appear to be in reasonable condition. It uses clear condition ratings and highlights matters that need urgent attention or further investigation.

RICS Level 3

A more detailed assessment for older, altered, large, unusual or visibly defective property. It explains construction, the nature and consequences of defects, repair priorities and maintenance implications.

Specialist reports

Specific defect, roof, commercial, schedule of condition, dilapidations and expert-witness instructions are available where a standard home survey would not answer the client’s particular question.

A mortgage valuation is not a survey. It is prepared for the lender to consider security and may involve only a limited inspection. A buyer who wants independent advice on condition, repair exposure and further investigations should commission an appropriate survey in their own name.

I requested a structural survey couple of years ago due to hairline cracks appearing in my walls. The report was thorough, advising me that neighbouring trees need to be dealt with. April 2025 I am in the process of getting the repairs done. The surveyor Alaa Ali has been very helpful assisting and advising my builder in the work that needs to be undertaken to rectify the not so hairline cracks in my Edwardian flat. The process is not cheap, but it provides a peace of mind to the structural state of my property.
