RICS Chartered Surveyors in London

Independent Chartered Building Surveyors in London

London properties vary widely in age, construction and condition, so choosing the right survey matters. A building survey can identify visible defects, explain their significance and help you make an informed decision before you buy. It does not automatically include a market valuation, but a valuation can be commissioned separately where required.

Harding Chartered Surveyors provides residential and commercial building surveys across London, alongside valuations, party wall advice and other specialist property services. Request a free, no-obligation quote or call us to discuss the appropriate service with a Chartered Surveyor.

Our firm is regulated by the Royal Institution of Chartered Surveyors (RICS). The title “Chartered Surveyor” may be used only by RICS Members and Fellows, who must follow RICS professional and ethical standards.

What is a Chartered Surveyor?

A Chartered Surveyor is an RICS Member (MRICS) or Fellow (FRICS) who has met RICS requirements for qualifications, experience and professional competence. Surveying covers many specialisms, so the work undertaken depends on the surveyor’s expertise and the service agreed.

For residential property, RICS Home Surveys are offered at Levels 1, 2 and 3. Level 1 was previously called the Condition Report; the Level 2 Home Survey is commonly known as a HomeBuyer Survey; and a Level 3 Home Survey provides the most detailed inspection and advice. A market valuation is included only where stated in the agreed service.

Harding Chartered Surveyors works with homeowners, buyers, landlords, architects, developers and businesses, matching each instruction to a suitably experienced surveyor.

Responsibilities in Property Surveys and Property Valuations

Chartered Surveyors work across land, property and construction, but the precise scope depends on their specialism and instructions. A building surveyor may inspect visible parts of a property, identify defects and explain likely implications. An RICS Registered Valuer may provide a formal valuation where this has been specifically commissioned.

After an inspection, the surveyor reports within the agreed scope and highlights any limitations or areas needing specialist investigation. Repair-cost estimates are not standard in every survey and are provided only where included in the service.

Harding’s RICS Chartered Surveyors and RICS Registered Valuers offer specialist services across London. Choose a professional whose experience matches your requirements:

  • Commercial building surveyor – assesses the condition of commercial property and advises owners, occupiers and investors.
  • Residential building surveyor – provides condition-focused surveys and advice for houses and flats.
  • Party wall surveyor – acts under the Party Wall etc. Act 1996 for qualifying works to party structures, at boundaries or involving nearby excavation.
  • Construction surveyor – advises on development, contracts, defects and project delivery, depending on their specialism.
  • Rural surveyor – advises on rural land, farms, estates and related assets.

Harding Chartered Surveyors provides residential and commercial surveying services across London, including RICS Home Surveys, building surveys, valuations and party wall advice. The scope and limitations are confirmed before instruction, so you know what the surveyor will inspect and report on. Read RICS’s consumer guide to home surveys.

I contacted Handing Chartered Surveyors to undertake a Level 2 RICS survey for a help to buy redemption in Southall, following issues with the paperwork produced by a large online competitor, resulting in the original valuation document being rejected. On contacting Harding I set out my needs along with the issues faced previously, and Harding were very quick to respond, as well as to confirm they were happy to be flexible if there were issues with the process after the valuation report was produced. Jessica from the team visited and undertook the survey following a discussion about my specific situation and needs, as well as discussing the process and next steps. She was kind, courteous and communicative throughout, calling to discuss the valuation prior to it being finalised and issued. Help to Buy subsequently accepted the valuation with no issues at all, a success! While it is sometimes cheaper and quicker to go with a large provider, it is also very difficult to discuss case specifics, and to address any challenges. I am personally very grateful for the service I received, a strong reminder to go local to get what you need, and I will very happily employ Harding again for any future survey needs.
Harding Surveyors are very prompt, professional and helpful. Their reports are detailed and very clear. They have saved me from major property headaches that I couldn’t see myself.
Excellent ! Very professional. The report was produced quickly. Charlie, the surveyor, was excellent. I have no hesitation in recommending Harding.

Difference between a Surveyor and a Chartered Surveyor?

The term “surveyor” covers many roles and, on its own, does not show that someone is an RICS member. Only RICS Members and Fellows may use the title “Chartered Surveyor” and the designations MRICS or FRICS.

Routes to chartered membership vary. RICS considers qualifications, relevant experience and demonstrated professional competence; the Assessment of Professional Competence (APC) is a common route, with separate routes for some senior, specialist and academic applicants.

RICS members must follow professional rules and undertake continuing professional development. Clients can verify an individual on RICS Find a Member and check whether a firm is RICS-regulated.

A survey is a visual inspection within an agreed scope. Access restrictions and concealed parts can limit what is found, and asbestos, drains, services or structural issues may require specialist investigation or testing. The report should explain significant findings, limitations and recommended next steps.
